As a builder, I built in equity, had ZERO of my own funds in home and made between 150 and 200K on EACH one(it did cause me to get one of the very first "Lifestyle" audits where I enjoyed educating the IRS).Same neighborhood and schools, so kids kept same friends etc.

Did you make any enhancements to your process/code since then?

We came here to start a family and it really seems like this area supports that life style personally.I’m hopefully getting a second home to help start AirBnB process as newbies.

When REI promoters start talking lifestyle or freedom numbers that is usually an easy one to spot.

But generally once its been more than 5 years and the person has been employed, it shows they are really not engaged in that lifestyle any longer.

I've seen people hide or embellish numbers to enhance the returns on properties.There is a saying I like to use: "Trust but verify."

Cut your lifestyle to scorched earth and throw everything you have at it. 

As you search around the site, you will find that there's plenty of opportunity to invest no matter what your lifestyle is.

If the tenant's pets or lifestyle is the root cause of a pest problem, then it would be appropriate to charge them for the cost of remedying.
