If you can find something with some "hair" on it through a wholesaler, make some updates to it, lease it up at top efficiency, you could still do well.

If you were just doing the 2nd floor, It would depend on the type of units you have, there efficiency, are they gas or electric etc., where the panel is etc.

Second contractor was great also, fast efficient, and great prices (not as good as Danny) Only issue was immigration felt it was better he went back to Honduras rather then finishing my home.

Hey Albert,Just to introduce myself I'm a college student in the process of getting my real estate license here in Phoenix.I think higher end rentals, especially SFHs are harder to keep tenants in because higher income people usually have the money, time, and energy to go where they want to go, when ever they want to go there.

The end result will be a building whose energy efficiency will be comprable to housing stock built in the last 30 years.When I purchase these older buildings, the building inspection is a must!

I became a realtor bc I couldn't find a REALTOR like me hahahaha.What I am doing now is no different with I was doing without a license, and I wasn't getting paid.This license is only a tool that makes me more in tune, efficient and it open doors.I have also met other investors and learnt so much about their strategies, and techniques that I found priceless.

I've done this a few times with good success, but it requires a lot of capital, I've missed my rehab estimates by a lot, and it takes more time and energy than the above strategies.
