If you do the property just in their name just know that you will need to have an operating agreement set into place by an attorney beforehand because if not then you'll have some challenges if that is not setup and the person on the title/mortgage decides to walk away you have nothing to show for all the work.

If these kids are walking home it would not be expensive to hire someone to look at which house they are going to, (doesn't necessarily have to be a private investigator but to be clear you would be hiring them as "security" for the property not hiring them to stalk anyone) look up the parents on the county tax assessors site, and threaten a lawsuit.
