Help Pricing 5bd SFH Rental

Most of the homes in the area (Oakland City, SW Atlanta) are 3bd homes, and ours is 5bd 3.5 bath including a master suite and an in-law suite. The most comparable homes in terms of features that I have found are in NE Atlanta, but the difference in location (NE vs SW) makes me think twice about basing the numbers on those comps.Does any one know of a good way to estimate rent for recently renovated properties in the SW Atlanta area or does anyone have rental properties in SW Atlanta?

Personally, I rather buy at a better school for a bit higher price on the expenses of cashflow - but that's one way to go about it. 2- I try to avoid liability, and additional maintenance cost, and also the local municipality may demand from time to time to add more safety features and make changes that I can't avoid and it will add expenses. 3 - there are many factors at work when choosing a property.

One-bedrooms might do far better in a location heavily dominated by hospitals and medical office where there are a higher concentration of single workers, and two-bedrooms might do a lot better in an area near a large university where students double-up with roommates.

If the property has those features, that would make it a yes, if the property doesn't have such feature, is it a no, or will it just bring in a different type of tenant?
