Use mail merge to create custom letters, postcards, door hangers, etc. with a product like MS Word.

I'd have the property delivered empty no one living there when you close.Not worth the $400 a month to me..

Two weeks ago I sent the letter of intent to purchase multifamily property asking a broker to respond in 7 days.

well, if that is there legal basis that it is Act of God...then that makes sense.There is really not much you can and nor should you do.If the tenant is still inquiring, have your PM company or insurance compan send them a letter that they have investigated the matter and their determination is an Act of God and therefore the Tenant's responsibility.

His security deposit was listed as a "non-refundable service fee" so either way not explicitly listed as a deposit but no other deposit was listed in the lease nor collected...A "special provision" was listed in the contract that the full march rents would be delivered to seller at closing but this provision was struck from the agreement but the prorated language in the lease was not so I feel I should have at least received some of the rents since he collected the rents for March and we closed as of 3/6...Either way that is not my main concern (lesson learned to vet the title co better), the bigger concern is that one of the newly renewed leases was signed and would expire a year from 2/1/17.  

My friend that has recently taken up direct mail to pull in leads for a few of us investors in our area is spending about $1.20 per letter for a campaign of 1000 homes.

Lastly, the property(s) will be delivered vacant in an entity and we are under 50% of the as-is value so we are well leveraged from a traditional standpoint.
