A lot of these southern beach & mountain towns have been supporting STR for 75+ years, long before Airbnb was a thing, so they’re very comfortable with it and it’s a built-in part of the community.3) The Southern half of the US is more forgiving if your property is out of service for a couple months (a flood, property damage, coronavirus) bc you earn year-round revenue.

My initial thoughts on this is that this is a bad idea since they would cycle through tenants, not using my screening process from the bigger pockets book, in a high volume and potentially cause much damage to the property(more than 1 months worth of security deposit).

Not even a full year's rent in advance is enough to risk one of my homes to someone who has bad credit and is weak financially, as tenants can destroy a house fairly quickly, and you're left to repair the damage.
