We do our credit/criminal/eviction checks via our state's LL association, and it is still a fax and paper process.  

Lots of complaints around tax time about incorrect tax documents and frustration dealing with non-helpful staff.

@Steve Boianelli Thanks for the feedback.I try and ferret out criminal history in as many "free" ways as possible before paying for a background check.

My only complaint about Chris McClatchy and his course is that I didn't get started with him year's ago.  

I just looked him up, he has a criminal record for DUI.

I would run a full credit and criminal background check on both tenants so you can have a fresh start.Personally, If the tenants are well qualified with solid employment, I would have them sign a one year lease.

Plus some online options are integrated with screening services like credit, criminal and eviction reports, all of which the tenant pays for at the time of application so you as the landlord doesn't have to collect application fees and re-submit tenant information like we did in the past. 

If so, you could file a complaint with the Real Estate commission

I get credit, address and criminal report.
