I've rented to a lot of tenants with bad credit.

This is in NJ.I spoke to someone from Andrews Credit Union who is offering 95% LTV HELOC but the banker is unsure if the underwriter will accept a duplex.

when we would log over a timber track sell the track to a new owner who was looking to build but needed a year or two to get permitted house sold  etc etc but would buy from us on terms then we hypothecate the note.. but we owned the dirt free and clear .. and to do this you needed stellar credit and balance sheet .. banks were just not going to make loans because you had a note  LOL.. 

looking for suggestions into various avenues that can be explored pertaining too creative financing options on my first two properties, besides the obvious ( fam/friends borrowing , normal banking institutions) suggestions, info, strategies etc to point me in a direction, the leg work researching or exploring ... im fully prepared too do. id like too obtain both residential properties at the same time. location areas are 75068 ( Frisco , Little elm, The Colony areas) thanks ahead

Is this the best way to use funds to appeal to more buyers, or leave it as is and offer credit.

When inherited tenant leases are comming to a end give proper notice and prepare to get in, reno and find new tennats.

I am searching for a credit union that: 1-keeps their loans in house, no overlay on the number of loans2- Preferably no seasoning required 

For this to make sense though, there are some important complexities I'm not yet equipped to navigate such as how the tax credits transfer to new owners, whether appraisers would factor this into the value to preserve mortgage integrity, whether installers have better pricing for investors, etc.
