Credit Union that does 95-100% HELOC on Owner Occupied Duplex

Hi All, I’m trying to get a HELOC for a duplex. I live in one unit and rent the other. This is in NJ. I spoke to someone from Andrews Credit Union who is offering 95% LTV HELOC but the banker is unsure if the underwriter will accept a duplex. (Taking time to find out) Does anyone know any other bank/ credit union that’ll lend up to 95% LTV HELOC?
