I have a lender or two that will ask for appraisal funds up front, but this is done through a secured portal and it is disclosed that the funds are refundable should your deal fall through before an appraisal inspection is performed.

The bank is less likely to foreclose on a property that has so little equity.Correct me if I am wrong, but as long as an invest property is full occupied and has consistent cashflow, a higher rate should not be considered an obstacle because the tenants are paying for the mortgage.

On deals where I purchased from the MLS, I either bought after another buyer did not perform and got a better price or I tore the house down and built a new larger one in a high end area where the cost at purchase was basically my land cost plus cost to demo and where I could build for under $200 pSF and resale for over $750pSF.
