I'm guessing down south in say Florida, the same ingorund pool may be worth the investment because it can be used year round.Adding square footage may help (as someone else pointed out), but be careful.

There is a lot of help on this site and a few others to get the advice you need to go it alone.I'm not promoting my stuff here, but this is why we started our company and developed some software tools to manage most of the things that a property manager is supposed to do; nobody cares for your investments like you do.

Be careful investing out of state, know the market get a good property manager (easier said than done) and I personally would go look at properties before I bought one.

The only people I've met who don't care are either the super rich, or stupid folks who have no idea what's going on with their finances.
