You won't make as much as AirBnB in the summer, but could pay the bills until the high season.AirDNA is okay, but you could do the research yourself by digging into AirBnB and looking at your competition. 

There seems to be a lack of resources online other than "Find the deal, the money will come!"

Not just because of the Tats (although that would be an issue for me as well) but their lack of respect is very telling.

I have not considered them in the past due to lack of experience and knowledge on the subject.

Yes, agreed it’s going to lose a lot of deals but the lack of transparency is why so many people get frustrated with wholesalers to begin with. 

If you haven't, would also recommend reaching out to some rockstar realtors in Savannah to get a good idea of the super competitive Airbnb market if you don't already have an idea of how it works.

The concern with hard money or a bridge loan is if we are unable to refinance into a conventional loan in 6 months because of lack of appraisal would be detrimental…but is that true?!

Paid cash to beat out the competition , but will be using delayed financing.
