Hello so I am currently working on a deal for purchasing a commercial/residential property and the seller is willing to do a seller financing agreement with good terms.

Being that we only lend on non-owner occupied properties, we want to ensure that funds are being used to reinvest in these particular types of real estate transactions and not being used as a down payment on a primary residence. 

I figured I'd speak to a real estate lawyer recommended by a investor friendly title company. 

There is no secret sauce to getting/finding properties other than what is already told out there in the real estate market - 50% bootstrapping 50% luck - same as finding a great wholesale deal.
