I wanted to reach out to ask if any member in Austin, TX who has BRRRed in the past and is doing so now would be open to having coffee or lunch in the very near future (my treat).

I have one and am busy developing two more. 

My youngest  son once treated a succesful investor out for coffee and just started asking him about he got started, and if he had any advice for him. 

For the box size of the car wash you would need to see what rent per sq ft they are paying for the market and make sure it was not inflated with TI (tenant improvements) from the developer.

My question:1) Do I need to get a permit from the town or/and notify the town development department?

3) Donate 1% of our revenue to local community development or social causes We feel it is our duty as real estate investors, landlords, entrepreneurs to help make the communities we operate in better places to live for everyone.

As an example, I looked at a new 3/2 development in Pflugerville.  

I found someone in my local market and asked to take her out for coffee.

The using-none-of-your-own-funds can be done, but again might take some determination and having the right connections, which can take some time to develop! 

If you can spend the time before you actually move really developing a set of criteria, you'll be ready to jump on the ideal property when it comes up.
