If he reaffirms the debt the seller can stay in the house and continue to make payments.The seller can continue to make payments, or let the bank take the house or attempt a short-sale.

I did attempt to purchase a duplex in the western part of Raleigh semi-close to NC State and it sold before I could even get an offer submitted to the seller.

If something were to happen at one of my rental properties and a tenant attempts legal action, they can only sue for the max value of that particular LLC (or property) and not my entire portfolio (is how I understand it).
