An eviction on record is a instant deal-breaker because it means the tenant would not leave the property without being forced by a court/the police to do so.Unless you want to find yourself in hot water with a lawsuit, stick to using objective criteria and apply them equally to all prospective tenants; no exceptions!

The reason is the biggest problem I have had, it easily scratches with sharp objects i.e. kitchen knifes.

I'm just pointing out that objectively, with a private loan, there is a non-zero risk of losing your entire investment, and with house hacking, that risk is much, much, much lower.
