Internal gutters are troublesome and can cause a lot of hidden damage when not maintained properly for years.

Am I missing anything in terms of regulations or general market dynamics that would cause these prices to be lower than other, comparable metro areas?

If I can confirm the foundation of the property is solid and find the cause to the sagging floors, I would already feel 100 times better.As for the HVAC - as long as it's working and not showing any signs of dying, I'm going to be alright - especially if my cash flow looks really good!

@Luke Stewart - I definitely agree that it's tight, and would cause a lot of other investors to hesitate on a deal like this.

Didn't end up using them, simply cause I just had my personal property but they told me the advice I put up above.

My husband and I own a renovation company and I'm not going to lie, we have had some struggles along the way with employees not working to the quality level we require or high turn overs causing delays.

You can get market appreciation if you buy in an area where values are going up (hard to predict but population growth, job growth, overall market growth, and supply restriction will often cause this, especially on a long time horizon).

The current owner just didn't want to raise their rents and cause them trouble nor did he take the time to renew their leases.

I don't want to delay this closing as the roof is leaking and I don't want it to cause any more damage.
