YES you can 1031 and after the first few years you will be able to leverage properties, but market cycles will cause you to change your direction many times.Things get easier over time because you have knowledge and experience.

I agree with @Michael S. for the most part; however, if you feel that your prospective tenant will cause problems with other tenants, I don't think you would have an issue denying them.

You never have to verbally discuss the security deposit disposition with a tenant and doing so usually causes problems.Many landlords choose not to put a termination fee in the lease because then tenants may think it's okay to terminate the lease.
