I'm remote, ex-Super Collider employee for anyone that remembers, but I do have some family in the area that could monitor but not interested in helping in the rehab.My guess is new carpet/paint would bump rent to 1595, however, taxes have gone up so much and continue to go up as to wipe out most of any additional rent gains.

. :-)  When dealing with lower income tenants, you will most likely be spending about what the other investors warned you of at each turnover - you will be replacing carpet, you will be painting, you will be paying for deep cleaning of your stovetops, ovens and refrigerators so get yourself a great cleaning company now.

So, I decided that I liked it enough to put some money in the deal as well.Some of the repairs we made:Ripped out nasty carpet and installed new laminateRipped out sheet vinyl and installed new ceramic tileNew toilets and hardware in bathroomsInstalled new privacy fence where neededPainted entire interiorReplaced all baseboardsCleaned up flower beds and put pine straw inCut  down tree in back yard that was damaging the old fenceHad house and all concrete soft washedAdded CO monitorsLots and lots of cleaning...

Thankfully, that tenant DID clean the room minus vacuuming his carpet which I ended up doing myself, he didn't have any animals either so NDB for me.I am currently having an issue with another tenant who pays on-time to early every month but is a hoarder (in his room of a shared living situation) that has caused a fruit fly infestation (for the whole house) and fire hazard (for his room at least).
