I the property I managed offered to paint 1 room if a tenant had lived there over 2 years, and signed a new lease for 12 months, and we also offered to clean carpets, main traffic areas. We usually painted the main living room or kitchen, and they were required to move items and cover any large items. Our owner felt if was the thing to do and we had over 3000 apartments in the portfolio.

Cost to touch up a 800sq ft unit?

I'd say I would pay is $500/$1000 to clean and touch-up unit after a tenant vacates (clean carpets, touch up paint, maybe replace a faucet that's been leaky). 10k seems way out of line.

With the level of rehab in them, especially the one that rents for $1000/month....if I were to sell them in the next 3-7 years, I am only looking at new carpet and interior paint and can really not worry about Capex spending as it has been rehabbed with all new inside and out etc.

I had a animal house I will never forget... it was a little zoo on the out side I thought how quant .. knocked on door and there was loud barking from literally 20 to 30 dogs.. and it had cheap lamanite flooring so you could hear all the dogs nails and paws running toward the door.. lady opens the door and you guess it full blown kennel only no dogs were kenneled .. had to take it to studs to get smell out... seen many homes were they wore out carpet and were living on the sub floor but that's pretty standard in a lot of these... :) and bought one that was a Porno house big studio and equipment left behind... it was a million dollar home
