The last software that was PC only was TimeValue (a GREAT amort program), but with 10bii Financial Calculator on Mac, don't need TimeValue.

I think it’s pretty dangerous to start generalizing these things due to the exponential nature of what a spreadsheet calculation mistake could cost you.If you already have a process in place it’s pretty easy to see what it would look like at different scales but that needs to be defined from the beginning.

@Ed ZhaoThere are no true 20% cap properties available.Any calculations showing a 20% cap are flawed.The worse the location is, the more the tenants are financially challenged, the numbers will look better.
