You'll find that cash flow is only the portion you collect after your mortgage and insurance is paid and any other debt services on your properties.

If they have a legitimate disability and are getting a service animal, that's not a violation of a "no pets" clause in a lease. 

A portal will allow your tenants to pay rent, sign up for utilities, submit service requests, and engage with their community — all online.

Also have language explicitly stating that they are responsible for any service charges associated with the tank running empty.
