Wait until this virus blows over, assess the market, raise the rent but only to the point where when they look for other comparable rentals, they will see that they're better off staying put.I do understand your thinking as far as asking the tenant.

I bought a patio set this weekend and dropped it off in the courtyard and they couldnt have been happier.. it was to cushion the blow to those who had thier rent practically doubled.. they are happy and thankful.. if they dont seem to use it i wont do it next year

And it lets her know that trying to avoid you won't work, nor has it won her any favors.I disagree that being nice is the way to proceed, when a tenant is blowing you off completely.
