My screening criteria requires income of at least 3 times the rent.  

Way too expensive for the owner... and no fun for me.Lessons learned... the criminal background check aspect of tenant screening is of vital importance, as is mandatory inspections...

They key is to very carefully screen your tenants and make sure you know exactly who you are handing the keys to.

I did landlording long enough that I have an account with American Tenant Screen, type in the Name, address, and Social Security number, and I'm able to get the credit report on a tenant, any tenant, all by myself.

It also helps when running comps - I can have the listings on one screen and the spreadsheet I use for comps on the other.On the road I use an iPad.
