It's not that I thought it was so out of the ordinary,  I just wanted to hear other landlords talk through their processes and criteria -- as I'm always interested to hear what property owners would do in a situation that isn't so black & white.  

Home Depot have short  black or white metal fence sections that can be used as handrails.  

just doing quick math... if you rent each unit out at $100/night and average 20 days a month, that's $6,000/month and now you're magically in the black.  

The problem with mold is that people assume that they're always talking about "black mold." 

Of course I'm a little less black and white about the statement but it does make a point.

And NO that will not be the final paint color - ceiling will be sprayed black and walls/flooring/mill work will match the Charlotte unit.  

Do you imagine that you could have a, "no black visitors" clause, and be safe as long as, "the tenant made the call?"

The ceiling was almost black over the corner where she sat in her favourite chair and smoked.  

After multiple black and blues due to the older son swinging the doors "by accident", I asked to have them removed. 

Then come back for a decent repair later.Next issue is killing them, buy the ten pack bait poison from your local pest control place, and buy two or three big black bait box feeding box type things.
