I don’t know what to expect and worried if I fail then the house will get flagged as having lead and will have a real expensive problem on my hands :(

I am new to flipping homes and would like the feedback of some more experienced investors. there is a house in a town of only 1,000 people. the house is going for 45k and the only two comps are from only one month ago they are for $115 and $165. with both properties they sat on the market for around 4 months with big price reductions for both. the average days on market for this town is 95 but I believe I can get the rehab done for around 30k to 35k.

The houses you find on the MLS do not work in the formula for flipping.

Constricted supply of housing will continue to drive rents and appreciation. 4th lowest property taxes in the US, no state income tax, and landlord friendly laws. 

I am interested in purchasing a 3-4 BR home in Loma Linda (close to the University and hospital) and renting out the individual rooms to students and professionals of LLU.I know currently the market is not great but I was wondering:- How is the demand for housing among students / professionals?

The city said owners need to pay it, otherwise if the tenant forgets, the city will put a lien on the house.
