I am not sure if the owner or the tenant pays for this, or if they're required to put it back the way it was at the end of the lease.Commercial leases will be longer, and generally commercial tenants would be much less work than residential tenants.

My mind doesn't always work along a straight line.Here's the potential business model for summer storage:1 - take a unit that your tenant wishes to vacate for three months2 - charge that resident a storage fee of $100/month with a no access terms.3 - set up no access 3-month terms with others.4 - If storage tenants haven't pick up there belongs by a certain date - you hold a back to school yard sale.This is just a concept; I do not have a case study to refer you to.

If you think you could get away with discriminating against those who don't agree with you on politics, or based on free speech, or you think you could get away with searching through their personal belongings without a warrant, etc, then go ahead and try it.

If you don't, then you would potentially have to explain to fair housing why this parolee was okay, but not that one (who just happens to belong to a protected class otherwise).Your criteria can cut out someone who might have been a great tenant, but it's about risk management.

You would be required to pay for him equipping a new place for handicapped access, you would be required to pay for storage of all his belongings while he acquired new housing. ( ** Reference below)And finally, you will have to pay the tenant $10,000 to $50,000. $10,000 if they believe this is your first offense, $25,000 if your second, $50,000 if more then two offenses.

I live in a equally or more expensive area in the bay area and it is very difficult to find a property in a good neighborhood (A or B) with positive cashflow with 25% down and paying for management. 30 to 35% down payment is pretty common here.The thing that bothers me about the property that you listed is that there is no chance of increasing the rent from when you buy and the negative cashflow would be long term (unless rents grow).
