I think that was a political/policy reference more than anything since it included Illinois and MI has the witches of the Midwest… But I agree that MI is fine and has so much natural beauty to safeguard it from poor policy for years to come.

The 50% rule is very valid, and when you are looking at these beautiful, 100 year old buildings, you have to ask yourself how you are going to keep your expenses to 35% of the gross (which is often advertised...).

As others have vocalized here, I think Bigger Pockets all in all is going to be just as good if not better help than the Texas REIA, not to say I won't listen to the market updates, but Phil reminds me too much of the slimy real estate agent from the movie American Beauty hahahaha.Thanks again for reaching out!

And I can't make any rhyme or reason of what the right formula looks like. know an interior designer who just flipped his gorgeous 2500-ish sqft NE portland home for 1.5million. don't know what he put into it. it's a beautiful home, but was surprised he got so much for it, since it was a smaller home and half the square footage was in the basement! 

Have gone for eviction but meanwhile the place is attracting the wrong crowd so even beautifully renovated units can't be leased out (the units are broken in all the time).Need a property manager who will tackle this head on, and fast!

It seems that in such a beautiful place, there should be no problem with renting it throughout the year, although as Jeremy Baker mentions, there are the high and low seasons.
