One thing I would point out is that 47720, 47725, 47710 and 47711, 47715 in general (especially harmony way, we’ve sold quite a few in that area and it has been HOT forever) your cap rates you’re able to acquire for will be lower in those areas as appreciation typically happens at an accelerated rate in those areas due to the demand to be in attendance in those schools. 47713 is slower and can lack appreciation in a given year depending on the area and 47714 (being the largest zip we have here by parcel count) really depends on the area you’re buying in.

Hell BP community - I am looking to expand my portfolio and recently joined (but haven’t attended yet) one mastermind group for people with W2 jobs and really looking forward to it. 1 is good but more is better and wanted to get a list of other groups that help people with W2’s navigate the market.

I'm hoping things get back to normal next year and I can start attending the Pittsburgh REIA meetings.

Students attending these campuses move around a lot and need accommodations.

I have a schedule conflict and will not be able to attend BP Con.

@Apostoli S Hillas, the best suggestion I can add is to attend as many networking events as you can so you can meet fellow brokers and develop meaningful connections and get insight.

I'd love to attend RE meetups (local or virtual) or just connect with anyone who wants to!

@Ruark Adam Barrientos, I have personally attended some of @Jake Handler's meet-ups and they are great, I highly recommend them!

There was robust interest and a lot of people attended the showings at the higher prices.
