When I self-managed properties, I would pre-vet people (ask them questions and review the requirements), so only (very) qualified people applied. 

I have looked into a few ways to start off but would like to connect with people who are having success and can walk me through how to start.

You will hear a lot of people trash New York State, but if you are operating honestly, doing your homework, and buy in the right areas, you can mitigate a lot of those problems.

As an investor, I've allowed people to stay in my property if they built a fence on the property (single family) and/or if it is kept leashed outside of the unit and I don't get any complaints from other tenants (multi-unit). 

Several agents have told me they are required to send it out whether they have other offers or not and most people add at least a few thousand to their offer.

I think they mainly help people determine if unpermitted additions can (likely) be made legal or not, but seems like they could be useful in your situation as well.  

Hi, yes people invest in Ohio from all over the world but, I definitely agree with the BP members that you have to have a great team for your real estate investments.

Assuming that I left the whole area open like a beach house, the impact is VERY minimal, but has to be checked. 

People value real estate with CoC metrics, or year 0 metrics.
