We then assign each attendee a 10-15 min timeframe in which they can see the house.We leave all doors open so that no one has to turn the door knobs.Gloves, masks and booties are recommended as well.To limit the # of attendees, you may also want to verify that everyone has watched the virtual tour before registering for the OH.Hope this helps!

I would ask for the materials you stated and if not familiar with the area of the listing I would drive the property and neighborhood and if still interested I would schedule a tour of the property.You will be looking for the bad stuff (foundation, roofs, lots of exterior wood rot, etc...) on a tour and also what state the made-ready units are in to determine what if any updating you may need to do to get the rents you are projecting

@Saikat Bhadra - A good plan of action is to tour the property and measure the height yourself, view other properties in the neighborhood and see what has been allowed in the past, talk to the city about what you want to do to see what is allowed for the house and speak with a few contractors and architects that work in the city to get their ideas and ballpark cost estimates.

Good luck  I was on a vendor tour this week and he has a lot of what you would actually consider C and B class based on crime states and the look of the area.. but the folks are financially challenged..

I do this regularly on my projects by inviting multiple contractors to attend a Pre-Bid walk thru of a project and tell them to have all their subcontractors tour the project between a specific set of hours (Usually from 10:00 AM - 1:00 PM).

A couple of things to consider before providing day one hard money:1) make sure you tour as much of the property as possible before submitted the LOI.2) hire a local residential/commeecial inspector to walk the property with you and to point out anything that may be obvious red flags.
