Hey @Eric Piccione, as @Gina DiMasi says air B and B will pay more than a ltr in most cases.

Most all of them on the main floor have been caulked shut and we are concerned it was due to air being able to get in/out fairly easily. 

My step mom has a air bnb on her residential property and is being taxed commercially at 29% here in Colorado.she will be paying around around 6000 according to property value and she only makes 20000 from the air bnb.

2)  I'm active duty military* and so are quite a lot of residents of Colorado Springs (Fort Carson, Peterson AFB, Air Force Academy, etc. etc.). 

From personal experience most just pull their ARV out of thin air.

I was active duty Air Force...it didn’t take long for me to figure out that there is typically one general or colonel at the top of our very local tenant pyramid.

If I wanted fresh air in the apartment, I would, however, leave them cracked a few inches at the top and bottom, but I would never leave them all the way open while I am gone for hours at a time.For reference, this apartment is a 2nd floor apartment and on these particular windows there is little overhanging structure to help keep the rain out.

I left it with existing windows, 40 year old oil tank furnace and no central air because I was already at the limit of what that house was worth (145 was the highest price for that model in recent history with average of 120-130 for less rehabbed ones).

I had all kinds of things break my first year of ownership.People often overlook things like water heaters, water softeners, furnace, and air conditioning.
