In some markets, you won't find many 2-4 units in good areas which makes people go different routes (condos, single families with room mates, Air bnb, etc).

You can keep one of the units for yourself - depending on state/city laws, you can air bnb the property when you're not there.To start forming your team, I recommend finding a lender who funds deals in your target market.

We have several other properties and just knowing our tenants wont be using window units let me not worry about leaks from them destroying the sills and floor.... yes this has happened before to me...My gut tells me we can charge a bit more for central air in the property.
