Butler A few thoughts:First, I find it useful to track successes--even if the success is very small.When an investor is first starting out, a success might be as simple as having their first meeting with an agent, or accurately analyzing their first property (and having a pro confirm that their analysis is accurate)....for a more experienced investor, a success might be closing on a $15 million triple net asset.The size of the success isn't really the point... 

Your job is to vet the potential deals, do some due diligence, gather preliminary information, have or gain the knowledge of why that may be "a deal," and THEN present it to me to evaluate and move forward or not.

What program are you using to gather this data?

This is probably rhetorical, but to be more accurate, we should simply use potential ARV (After Repair Value) income (based on market rate or the 1% rule) instead, no?

The best thing to consider when looking at a deal is having accurate information and numbers on the costs/expense, the loan/financing, and income (either actuals or proforma estimates).Run scenarios at the ideal conditions and the worst case.

If you want to know more accurately, create a SoW Scope of Work: 1.) install 900sf of carpet 2.) remove 4 trees3.) install 16 new light fixtures... etcNow take a guess how much you will pay for 16 light fixtures and how long it will take someone to install them.
