Different view point for how to accomplish investing or your own personal goals.

If HML is your only route, then you should continue to shop around and contact a few more HML's in your area to see if they can work with you on what you're trying to accomplish.

Let the conversation go where it wants to go for awhile but have some basic structure around what you want to accomplish and look at the potential investor more on what you have to offer that he / she may have not considered before.  

@Caleb Bryant couple things you can do to accomplish this goal1.

@Nick Allen I'm still a newbie as well, but I'm more than happy to share with you what I've accomplished so far and hopefully help answer any questions you may have. 

What I'm looking to accomplish is more just covering mortgage and if there is access cash flow that's a bonus!

If the answer is yes and I'm waiting on other people or uncontrollable aspects, then I turn my focus on the next positive item that I can accomplish.

The 40% was divided among partners according to what they accomplished and how long it took.
