When searching leads, what keywords tell you they'll accept portfolio lending?

Even if you have a buyer and/or seller that has everything ready to go and gets a contract accepted on the day you get your license, it's usually at least a 30+ day process from getting a contract accepted until you actually close.

I would love to offer less than asking but I don't see why seller would accept my offer.

The sellers accepted the offer and signed it, but after 2 or 3 times of asking for the info and fixing the disclosure sheet, we still did not get any information or the disclosure sheet filled out properly.

We made the offer based on the condition of the home at the time and it was accepted.

I can find accepted bids on HUD properties, however, does anyone know if HUD also publishes all submitted bids on a property, even those that aren't accepted?

Find a MOTIVATED seller(s) who will accept less than 5%.

The property was referred to me by a property scout in the city.I had one of my partners there go take pics and do a walkthrough of all 3 of the buildingsthen I ran my numbers, did some property and market research and then shot my offer to the owner.He accepted with even countering, lol.

This our brand-spanking new foray into investing, and the property we had our offer accepted a couple of weeks ago. 

Is it acceptable to work with more than one agent if you have them covering different areas in (i.e. agent for boston area, agent for north shore, and an agent for south shore)?
