Check out West Town if you have a higher budget this is a solid spot to buy decent cap rate with strong growth potential as the neighborhood changes, I sold a 4 unit to a Cali buyer in this neighborhood and it's gone great cashflows and they are up over $100k in appreciation from 2 years ago.
