Network with deal sources, like brokers and wholesalers (wholesalers should be a good source in the 4-plex range). 8% IRR is pretty weak, to be honest.

Being nice to tenants just seems to be interpreted as weakness. 

Absentee owners, out of state owners, pre-foreclosures, or whatever list.One broker told me ....Real estate is a contact sport....so think about that.I don't see many new realtors do it, but if you have no business one thing I would do is pick 5-10 houses in your market each morning....go preview them. 

We have stayed aggressive, we just put a property under contract this morning and will continue to look for properties that meet our criteria.  

My agent informs me they're inspecting the house one more time, the night before closing, but I honestly felt good about everything since I had put into over 8 hours building these things on my own and fixed everything else with receipts, had the place professionally cleaned, and upgraded a fixture in the bathroom.So, I get a call first thing in the morning (closing was in the afternoon) and my agent is saying they're refusing to close given the condition of the window screens.

If you start with a weak desire, a "difficulty" will be the reason why you stop or never get started.The only limits we find are those we put on ourselves and those we allow others to put on ourselves.
