In this market, is it wise to invest in real estate right now?

As I have been listening to a lot of real estate YouTube videos I realized that my moving into the unit is a major contribution to this deal and instead of us paying 20% we got 5% yet we are contributing the same amount of money.

I had to put about 25k of my own money into this first deal between the down payment, agent commission, inspection, closing costs, and holding costs, so I'd like to get as much of that covered as I can on my next deal.

Based on the 1% rule, this doesn’t seem to make sense.However, the city and area we live in retain property value because of the schools, community, and location.

This might seem obvious, but as I’ve shown in my previous examples, some people end up bidding on keywords that are completely off-target.
