In some states as long as one party to the call consents it can be recorded legally, in some states all parties must consent for it to be legal.

Some states and/or counties have exemptions to this transfer tax; check with your local registry of deeds to see if conveyance of IRA-owned property to you personally would trigger a transfer tax, and check to see if this transaction qualifies for an an exemption.It's important to note that you or any disqualified parties cannot make any use of the property until it is distributed 100% out of the IRA.

I'd approach a bank with a purchase contract of the other parties undivided interests (1/3).

If you do involve any outside parties, your best bet is to compensate them outside of the deal.

If you work hard to be the most informed/prepared person in the room then it won't matter what the other parties think about you.

Make sure its held by a 3rd party and don't give it direct to the owner.

But I'm doubtful about referrals as it adds another party to the mix.
