She does a lot of research on the houses we look at, communicates with contractors, does mailings and marketing for potential properties, filing and keeping us organized, and other things I can’t think of at the moment.My question comes down to strategy and being able to utilize her as a buyer when she shows no income.

Your Cap Table of investors Stock shares Authorized and issued will be presented for investors to calculate the Valuation if you are not an existing company with at least 1 year of Income history investors prefer CF filings and smaller valuations. but until a minimum of 100 investors and 1 year of audited financials, you can not become a REIT

Can a Quiet Title Action solve this scenario?

Quiet title action does not obliterate current liens, it's usually for very old liens where releases are not file, and lienholders cannot be found.
