I've got one house listed with Airbnb, which I manage myself. 

I am nervous going into this because I am not sure what items I need to be sure to include in a contract or how to screen tenants.I am wondering if anyone has any general advice or tips when going into this venture that they would be willing to share?

Count up all your available cash and list anyone that would lend you the bank roll to get started. 

Why anyone would sell their $400K+ property for a 10% discount through a wholesaler when they can list it and get full market price right away is beyond me.

There are websites where you can list the share rooms for rent.If you can't find a new construction house try to get a house built 2000+ year to avoid repairs as much as possible.
