What do you put the most weight on when screening tenants?

I don't care about credit, IMO paying your rent could be a priority over credit cards and medical bills and if the tenant has a good record of paying their rent (no eviction history) I don't think the credit history will tell me much.I also plan to accept applicants with an eviction history as long as it is not too recent and I will require an increased security deposit to account for the increased risk.

When its hot, the house grows black spikes that act as heat sinks to cool the house.I'm not convinced we will get to the point of having electric generation at every house, but I do see potential for smaller, more distributed electric generation.I suspect it won't be long before your bathroom is equiped with medical analyzers.

credit report has collection

My credit report has a collection that is about $380 .. it is not medical it is a spritn bill.. it was posted recently 3 months ago so it is hurting my credit... im trying to buy a house.. they want me to settle for $180 but if i settle they will not remove the debt of my credit report they will just update the record to show settled... 1. should i pay it and have it updated?

A few of the questions require a five second Google search instead of a post that wastes everyone's time.If someone has to ask who signs a lease or what comps are, I don't know how they will find a deal, put together the financing to purchase it, or ever make it in this business.It would be like if I went on a medical forum and said I would like to be a surgeon and then asked what a scalpel is.
