The taxes apparently  increased because  my father had exemptions that ended with his death, but I did a still-timely last-minute filing for homestead  exemption in that state (Florida) as I had lived there and in that house just prior to the sale, and the title company  would  have had the final calculation  available  from the state taxing agency.

@Jason Goretzki the rule was actually to seal eviction records if the tenant won or it was incorrectly filed.

The aging parent unilaterally had an estate attorney change the deed to include their trust and not their individual name (as originally filed). 

If they refuse, let them know you plan to file a complaint with the appropriate state agency. 

What are the numbers you are using for taxes, insurance, maintenance and CAPEX, utilities, administrative fees, and other miscellaneous expenses such as snow removal, rental registration fees and inspections, and CPA / LLC filing fees? 

They're not being fair to the sellers or to you - and they are, even if they're not saying it, leaving you at threat of a lawsuit by making it clear they expect to take the ESA into homes you're showing, putting you at risk either of the seller's wrath or of a discrimination lawsuit filed by them, the buyers.So animal question aside, the actual question is what kind of people you want to be working with.
