I need to find out if their current mortgage would be assumable and if that pathway would be better than the going rate.  

I am looking forward to learning from all of the members as well as the tools offered here.

the first property I purchased was in Cleveland back in 2005 a single family that I purchased for  22k cash and i rehabbed it after work and on weekends this property was in the hood I put 12k in it put a tenant in and sold it for 79k to investor who an real estate agent referred me. 

He got back to me later and said they'd consider it as long as it is a "clean" offer.We're going to do another showing tomorrow.

Am I going to the right path?

I’m definitely going to try this out.

More or less hold it.we told them we did agree to the removal of it, just that upon move out everything should be the same. 

Should I ask the seller himself to change it to renters insurance to avoid the due on sale close?
