I thought it was a good deal, but ordered an inspection and came up with a number of issues including the following:-cracks in the foundation cinder blocks although told that's easy to replace - roof has 3 layers.

It's crazy how different it is in your area, where I live it cost 10K just for the labor on a foundation for a starter house, the cheapest buildable lot is 100K minimum, and CFD or seller financing is almost unheard of.

During the inspection there was 1 of 4 furnaces red tagged by the gas company, a perfuse smell of gas in a separate crawl space, leaking roof & crawl space, termite damage, structural & foundation issues.
