Brandon runs podcasts here too.Join an REI group and go mingle with folks there.You absolutely have to make sure the tenants are paying rent regularly and you have to see that unit too.

Hey folks, I've been lurking on these forums for months soaking up everything that I can before I make the jump on my first investment property.  

Bear in mind that there are a lot of folks out there marketing and selling the dream of becoming a syndicator.

I think its kind of comical when folks grind over is it 8% or 10% or 12%  COC on fully levered properties your talking the price of a nice meal in the difference in annual return between the numbers..  

Just looking for info on folks that are providing professional services to RE investors that may not be available locally.

I've seen folks bring up HIPAAA.

So what you will find is that folks who have the Fannie rates/fees say "no" to you, and the folks who say "yes" to you are not offering those Fannie rates/fees, because it's not a Fannie scenario.
