Why can i not find a lender to finance this, what am i missing?

In the ideal scenario, we picture keeping the property as a cash flowing asset forever and letting our kids deal with it after we die.BUT, if that doesn't happen, and we decide to sell in 7 years or 10 years, I'm going to kick myself for losing out on the capital gains tax exclusion of $500k.  

My best advice is to go find a subject matter expert.

I've looked everywhere but I can't find info on two things. 

I did not buy the property also if you know any buyers, fix & flippers can you give me their contact and or give them mines please.

This is a great forum to find like minded investors, realtors, financing, tips/tricks.loopholes. 

Looking for a LOC that I can get in and out of quickly and easily as I find deals and then cash out of deals. 

To do this, you need to make sure and find designers/contractors that have built many ADUs and can properly determine what your full required scope will be.Also, jurisdictions are tightening their interpretation of ADU rules, and we're finding MANY more plan check comments are coming back for items not previously requested.

I'm not giving up just confused on how to find a good rental.
