Im doing my research,one lender said I might qualify for 4-4.5% via Fannie May/Freddie Mac.  

I have read many posts on HOA NOD, NOD Liens and Notice of Trustee Sales, but haven't still seen a definite clear answer to my potential investment on a HOA Non-Judicial Judgement in California NOTS.

A little less than a month ago my tenant gave me notice that they would be out by the 31st of this Month, it is now the 25th.  

I'm aware that most lenders will max out at 10 loans per person since they'll generally be sold off to Fannie/Freddie.  

@Kurtis Green In Baltimore city you need to register with the city any non owner occupied property $30 a year (unless there is a vacant house notice n the property then it is $130 a year) renew every Sept.

Serve the eviction notice and cancel it when they pay.

I have an accepted contract on a property and I'm having trouble finding a bank that won't sell my loan on the secondary market and this property doesn't conform to Fannie Mae criteria.  

I have interacted with a lot of BP fans lately and have noticed many are struggling to find a way to take action.
