No contact, waiting weeks or months to report damages and even longer to get them fixed, no urgency to lease to anyone, telling me straight up lies about progress and acting like I don't have any other options because I'm out of state, or at their mercy somehow!!!!

Unless you are doing an entire gut, you should be able to charge for damages in rooms that aren't being renovated.

And I haven't heard of a single person being damaged by second-hand vaping, particularly when it only occurs rarely.

As far as the dog if they say they will pay more see how much more they will pay and most importantly since it is an insurance company are they responsible for any injuries caused by the dog as well as tenant damage. 

There were so much damage to the building as each unit moves out, water pipe in the basement was cut and stolen, so bad that I kicked everyone out and did remodel (convert to smaller units) and tailor the building now to higher end clients
