They're harder to spot thought because Hagerstown has a large C/D class grouping of properties.

Sure there are shady players out there.

Alternative safe investments such as CD's and bonds are closing the gap with real estate.

Really looking for a team player, as I am serious about purchasing multiple properties / asset types. 

I grew up in Waco and there is a lot of potential there, but also many C/D class neighborhoods that will look like good cash flow on paper but I wouldn’t touch.

What if one sells their home, netting tax free 200k - putting that in a mutual fund or even CD for that matter generates taxes on its earnings...so what options exist to keep those assets from being further taxed in the future? 

Understand the difference between a note and mortgage, the process, the players.

I can see the scenario if you do have a lot of vacancy there will be rental price compression or rent wars between the bigger players..
